These Terms of Service govern your use of the BetterLiving Estate website and related services. Please read them carefully before browsing listings, submitting inquiries, or otherwise interacting with the platform.

1. About BetterLiving Estate

BetterLiving Estate (“we”, “us”, “our”) operates the website betterlivingestate.co and the associated services that connect prospective tenants and buyers with property listings in Bangkok and surrounding areas. We act as an introducing agent between owners, landlords and clients; we are not the owner of the properties listed on the platform unless explicitly stated.

2. Eligibility

You must be at least 18 years old and legally able to enter into a binding contract in your jurisdiction to use the platform. By using the platform you confirm that you meet these requirements.

3. Listings and Property Information

Listings are provided to help you evaluate properties of interest. While we work to keep listings accurate and up to date, details such as price, availability, dimensions, amenities and images are supplied by owners, landlords or partner agents and may change at any time without notice.

  • Listings do not constitute an offer to sell or rent. Any agreement is concluded directly between you and the owner or landlord.
  • Photographs are indicative; furnishings and finishes may differ from what is shown.
  • Availability is subject to confirmation at the time of viewing or booking.

4. Inquiries and Communications

When you submit an inquiry through the platform — including through the Inquire form, contact form, or messaging tools — you authorise us to forward your contact details and message to the relevant agent so that they can respond. You agree to provide accurate information and to communicate in good faith.

5. Acceptable Use

You agree not to:

  • Use the platform for any unlawful purpose or in breach of any applicable law in Thailand or your jurisdiction.
  • Scrape, copy, or republish listings, images, descriptions, or other content for commercial use without our prior written consent.
  • Attempt to gain unauthorised access to any part of the platform, accounts, or supporting infrastructure.
  • Submit false or misleading information, impersonate any person, or interfere with another user’s use of the platform.

6. Intellectual Property

All trademarks, logos, page layouts, design elements, and original written content on the platform are owned by BetterLiving Estate or our licensors. Listing photographs and descriptions remain the property of the respective owners, landlords, or agents who supplied them and are licensed to us for the purpose of operating the platform.

7. Third-Party Links and Services

The platform may contain links to third-party websites or embedded services (for example Google Maps). We do not control those sites and are not responsible for their content, privacy practices, or availability. Your use of any third-party site is at your own risk and subject to that site’s own terms.

8. Disclaimer

The platform is provided on an “as is” and “as available” basis. To the maximum extent permitted by law, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement.

We do not warrant that the platform will be uninterrupted or error-free, nor that the information on any listing is complete, current, or free from inaccuracies.

9. Limitation of Liability

To the maximum extent permitted by law, BetterLiving Estate, its officers, employees, and partner agents will not be liable for any indirect, incidental, consequential, special, or punitive damages, including loss of profits, data, or goodwill, arising out of or in connection with your use of the platform or any transaction concluded through it.

10. Changes to These Terms

We may update these Terms from time to time. When we do, we will revise the “Last updated” date at the top of this page. Material changes will be highlighted where reasonably possible. Continued use of the platform after changes take effect constitutes acceptance of the revised Terms.

11. Governing Law

These Terms are governed by the laws of the Kingdom of Thailand. Any dispute arising out of or in connection with the platform will be submitted to the exclusive jurisdiction of the competent courts in Bangkok, unless otherwise required by applicable consumer protection law.
